We offer a free property evaluation upon execution of the management contract. Our team will inspect your property and give recommendations for increasing the value of your investment. We will also provide insight into the current leasing environment to ensure that your property is at appropriate market price levels.
Our Leasing Team will market your property via the internet and all of the most popular websites used for real estate and leasing services. All leads from these websites are automatically routed to individual leasing agents for follow-up. Our policy is to respond to leasing inquiries within 2 hours after receipt.
We have a dedicated administrative person that runs tenant applications submitted by the various leasing agents in the field. This ensures that leasing agents spend more time out in the field and leasing more properties. Our company has developed a recommended set of screening guidelines and criteria, but we can adapt to the goals of the ownership for your specific property.
Our company will manage and track the Security Deposits for each property. We ensure that the Security Deposits are held in compliance with all State and Local laws. At the end of each occupancy, we will reconcile the Security Deposit with each occupant and close out the account with a refund check.
Our Leasing Team will work with each owner/landlord to develop a lease that will maximize the benefit to each property. We have developed several lease templates as well as Lease Riders and Addendums that have been used for residential, commercial, or office properties. Again, our office administrative employee prepares the leases based on the leasing agents information so that the leasing agents spend more time in the field and lease more properties.
